Selling to agents and builders, not buying property
A builders list, or a list of real estate agents, is a list of businesses in the property trade: brokers, channel partners, developers and their offices. It serves companies that sell to that trade, such as CRM firms, material suppliers and developers looking for brokers. It will not give you people who want to buy a flat, and it should not be used as if it did.
The trade has several layers, and each one buys different things:
- Local property dealers who handle rentals and resale in one neighbourhood, often from a small office near the market.
- Channel partners and brokerage firms who sell new projects for developers on commission.
- Developers and builders, from listed companies to local builders putting up independent floors in Delhi NCR or redeveloping old housing societies in Mumbai.
- Allied firms: contractors, interior companies, home loan agents and property lawyers who work alongside them.
RERA and the other public sources
Under the Real Estate (Regulation and Development) Act, 2016, the states set up real estate regulatory authorities (RERAs), each with its own website. Developers register their projects there, and agents who sell in registered projects register as real estate agents. On a state RERA site you can:
- search registered projects and see the promoter (the developer), the location and the registration number;
- search registered agents by name or registration number;
- check whether a broker who approaches you is actually registered.
What RERA does not give you is a calling list. Every state's site works differently, you read records one at a time, contact details are patchy, and brokers who deal only in rentals usually fall outside it. Developers' associations such as CREDAI and NAREDCO have member firms in many cities, and property portals show agents' profiles, but portals limit how many you can contact and their terms do not allow copying listings in bulk.

Who sells to the property trade
- Developers recruiting channel partners. A builder launching a project in Pune or Gurugram needs brokers who will bring buyers for site visits.
- Software firms: CRM and lead management for brokers, site-visit and booking apps, and project accounting for builders.
- Home loan teams of banks and housing finance companies, and loan agents, who want builders' projects approved with their lender and brokers' referrals.
- Construction material suppliers: cement, TMT bars, tiles, sanitaryware, lifts, doors and modular kitchens.
- Marketing services: drone shoots, 3D walkthroughs, hoardings, brochure printing and site branding.
- Interior, legal and facility management firms who come in around possession and handover.
Material sellers should note that a builder's needs follow the project stage: cement and steel early, then doors, tiles, fittings and lifts as the building reaches finishing.
Calling brokers and builders: a routine that works
- Split the list first. Use the category column to separate dealers and brokers from developers. Your pitch to each is different.
- Pick the right hours. Brokers spend weekends and evenings on site visits, so weekday late mornings, about 10:30 am to 12:30 pm, work best. Sunday, the busiest day for site visits, is a poor day to call.
- Lead with earnings and speed for brokers. A developer's sales team might open: "Namaste, I'm calling from the sales office of a RERA-registered 2 BHK project near Hinjewadi. We are signing up channel partners for west Pune, with brokerage paid soon after the buyer's registration. Do you handle new launches?"
- Lead with the project stage for builders. Ask which projects are under construction and when finishing starts, then ask for the purchase head or project manager by name.
- Answer what they will ask. Brokers want the RERA number, the brokerage rate and when it is paid, the price list and available units, and whether you arrange site-visit cabs. Builders want rates, credit days, the delivery schedule and samples.
- Move to WhatsApp only once they agree. Brokers run their business on WhatsApp, but business messages need their opt-in first. Our guide to WhatsApp marketing for B2B explains what is allowed.
Before the first call, check the DND rules for promotional calls, and borrow wording from our telecalling scripts in Hindi and English.
Questions people ask
Will this list give me people who want to buy property?
No. It lists businesses in the property trade. A developer looking for buyers can still use it, but indirectly: sign up the brokers who already have buyers.
How do I check whether an agent is RERA registered?
Open the RERA website of the state where the agent works and search its register of agents by name or registration number. If you cannot find the agent there, ask for the registration certificate.
Do builders buy materials themselves?
Larger developers have purchase teams that buy cement, steel and finishes directly and keep approved vendor lists. Smaller builders often leave it to the contractor, so call both. The architects who design the projects shape the choice too; see our architects list guide.
