Construction companies in Chennai: who builds what

A search for construction companies in Chennai might come from a family that wants a house built, a landowner looking for a joint development partner, a manufacturer that needs a factory shed near Oragadam, or a supplier looking for contractors to sell to. Our Chennai contractors list covers contractors and civil engineers, and builders, architects and material dealers have lists of their own, further down. The trade works in layers:

  • Promoters and developers: buy land or sign joint development agreements, get approvals, sell apartments, villas and plots, and hire contractors to build them.
  • Civil contractors: from turnkey and EPC firms handling towers, hospitals and industrial plants to building contractors putting up independent houses, many on labour-only or item-rate terms.
  • Industrial builders: pre-engineered building and shed contractors who put up factories and warehouses in the industrial belts.
  • Specialists: formwork, steel fixing, electrical, plumbing, waterproofing, fabrication, painting and interiors.

Civil engineers who design structures and supervise sites work beside them as consultants.

Where the work is, broadly:

  • OMR: the IT corridor from Perungudi through Sholinganallur towards Kelambakkam, with office campuses and large apartment projects.
  • GST Road: Tambaram, Guduvanchery, Urapakkam and on towards Chengalpattu, a long belt of mid-priced housing.
  • West and north: Porur, Poonamallee, Ambattur and Avadi in the west, and Madhavaram and Kolathur in the north, with homes, shops and small industrial units.
  • Industrial belts: Sriperumbudur, Oragadam and Irungattukottai on the Bengaluru highway, where factory sheds and warehouses go up.
  • Public works: the second phase of Chennai Metro, flyovers, roads and storm-water drains, let to large contractors who hire many subcontractors.

Registrations and records, and their limits

  • Tamil Nadu's RERA authority. Real estate projects on more than 500 square metres of land, or with more than eight apartments, must be registered before they are advertised. Its site lists promoters, projects and progress updates.
  • Planning approvals. CMDA gives planning permission for larger buildings in the Chennai metropolitan area, with the city corporation and local bodies handling smaller ones, and DTCP covering areas outside CMDA. An approval is an early sign that a project will need contractors.
  • Tamil Nadu PWD and other works departments register contractors in classes, which set the value of work each may bid for.
  • CPWD enlistment covers central government work, and the railways and the Military Engineer Services keep their own lists.
  • Tender portals. The state's e-tender site and the Central Public Procurement Portal publish tenders and, for many, who won.

These records seldom carry phone numbers and miss most of the private trade. Developers' bodies such as CREDAI's Chennai chapter and local builders' associations know that side, though their member books stay with members.

Our list of construction contractors in Chennai

The Civil Engineers & Contractors in Chennai file holds 14,720 contractors and civil engineers. 98% have a mobile number and 97% an email address; 78% give a contact person's name. Only 30% carry a full address, so ask for the area on the first call and note it in the sheet. Sixty real rows are on the list page with a free Excel sample, and a city list costs ₹499.

Most rows carry the broad label Civil Engineer, which covers contractors, consultants and site engineers alike, so the Category column will not split the trade for you. The firm's name and a short first call will.

Contractors move between sites and change numbers, so call twenty rows from your segment before you plan a full campaign.

Builders, architects and suppliers in Chennai

Our guides to builders and real estate agents and the architects list cover the people who hire contractors.

The same trade elsewhere in Tamil Nadu, or the whole state in the Tamil Nadu list:

Across India, the All-India contractors list holds 2,80,449 records, sold as bulk data at ₹1,999. Every other Chennai list is on the Chennai page.

Who sells to Chennai's contractors and builders

  • Cement from plants in Ariyalur and elsewhere in Tamil Nadu and the neighbouring states. Our cement companies guide covers makers and dealers.
  • Steel: TMT bars and structural steel, plus the fabricators and PEB makers who supply industrial sheds.
  • Ready-mix concrete plants along the main roads out of the city.
  • Waterproofing and coatings: heavy northeast monsoon rain and salt air near the coast make waterproofing, corrosion protection and good paint easy to argue for. See our paint companies guide.
  • Finishes: tiles, granite and sanitaryware, often picked by the builder or the owner's architect. Our tiles guide covers the makers.
  • Electrical and plumbing distributors, and rental firms for excavators, cranes, concrete pumps, formwork and scaffolding.
  • Services: soil testing, structural design, safety gear, equipment finance and contractor's all-risk insurance.

Calling contractors in Chennai

  1. Call around the site day. Mornings go to the site. Try between 1 and 2 pm or after 5 pm.
  2. Open in Tamil. Most small contractors prefer it, and larger firms switch to English easily. For example: "Vanakkam sir, this is Senthil from a waterproofing firm in Velachery. We treat terraces and basements for builders along OMR and give a written warranty. Do you have a project finishing before the monsoon?"
  3. Talk rates and terms. Rate per square foot, bag or tonne, delivery to site, credit days and the GST invoice.
  4. Use the seasons. Sites slow during the northeast monsoon, from October to December, which is a good time for planning conversations and rate cards. Many workers travel home for Pongal in January.
  5. Visit along one road. OMR, GST Road and the Bengaluru highway each make a day; crossing between them eats hours.
  6. Follow the rules. Check the DND rules before promotional calls or SMS. Our contractors list guide has more on selling to the trade.

Questions people ask

Which are the top construction companies in Chennai?

There is no official ranking. Judge a developer by its RERA record and handed-over projects, and a contractor by a running site you can visit, two past clients and its GST registration. For the city's other industries, see our list of companies in Chennai.

Who approves building plans in Chennai?

CMDA handles larger buildings in the metropolitan area, and the corporation or local body handles smaller ones. Outside the CMDA area, DTCP and the local bodies approve plans.

Are contractors in Chengalpattu and Kanchipuram in the Chennai list?

Only those that give Chennai as their city. Rows follow the address each business gives, so others sit in the Tamil Nadu list.

Do you have logistics firms for the same industrial belts?

Yes. Our guide to logistics companies in Chennai covers transporters, forwarders and warehouses.
