Construction companies in Bangalore: who builds what

A search for construction companies in Bangalore can come from a family planning a house, a landowner looking for a developer, a company that needs a factory shed, or a supplier hunting for contractors to sell to. Our Bangalore contractors list covers contractors and civil engineers, with builders, architects and material dealers in separate lists further down. It helps to know the layers first:

  • Builders and developers: buy land or enter joint development with landowners, get plan sanctions, sell apartments, villas, plots and offices, and hire contractors to build them.
  • Design and build and turnkey contractors: take a house, office or factory from drawings to handover, and buy most of what goes into it.
  • Civil and building contractors: from firms running tower sites to small contractors putting up independent houses on 30 by 40 plots, many on labour-only or item-rate terms.
  • Specialists: formwork, steel fixing, electrical, plumbing, waterproofing, fabrication, painting, flooring and interiors.

Structural engineers and site consultants work beside them, and many appear in a contractors list too.

Bangalore builds all over, but a few belts carry most of the big sites:

  • East and south-east: Whitefield, the Outer Ring Road, Sarjapur Road and the roads around Electronic City, with tech parks and large apartment projects.
  • North Bangalore: Hebbal, Thanisandra, Hennur, Yelahanka and the stretch to Devanahalli near the airport, where apartments, villa projects and plotted layouts keep spreading.
  • South and west: Kanakapura Road and Mysore Road for housing, and the Tumakuru Road side, around Peenya and Nelamangala, for factories and warehouses.
  • Public works: metro lines, flyovers, roads and water projects let by state and city agencies.

Registrations and records, and their limits

  • Karnataka's RERA authority. Real estate projects on more than 500 square metres of land, or with more than eight apartments, must be registered before they are advertised. The authority's site lists promoters, projects and progress updates, the first place to check a developer.
  • Karnataka PWD and other works departments register contractors in classes, which set the value of work each may bid for.
  • CPWD enlistment covers central government work by category and class, and the railways and the Military Engineer Services keep their own lists.
  • Tender portals. Karnataka's e-procurement site and the Central Public Procurement Portal publish tenders and, for many, who won.
  • Plan sanctions from the city's civic bodies and planning authorities show which projects are starting, though not who will build them.

None of these is a phone book of the private trade. Developers' bodies such as CREDAI's Bengaluru chapter and the local builders' and contractors' associations know it well, but their member details stay with members.

Our list of construction contractors in Bangalore

The Civil Engineers & Contractors in Bengaluru file holds 25,364 contractors and civil engineers. 93% have a mobile number and 85% an email address; 62% give a contact person's name. 93% carry an address, which you can search for an area name to build a route. Sixty real rows are on the list page with a free Excel sample, and a city list costs ₹499.

The biggest categories in the file today:

  • Civil Engineer: 21,296
  • Design & Build Contractors: 801
  • Building Contractors: 427
  • Electrical Contractors: 401
  • Electrical Consultants & Contractors: 321
  • Civil Contractors: 239

The largest group carries the broad label Civil Engineer, which covers contractors, consultants and site engineers alike. The narrower labels, such as design and build, building or electrical contractors, let you pull out a segment, but expect to sort some rows by the firm's name and a short first call.

Areas named most often

  • JP Nagar: 71
  • Jayanagar: 70
  • Rabrindranath Tagore Nagar: 66
  • Rajajinagar: 63
  • Indira Nagar: 55
  • Vijaya Nagar: 55
  • Malleshwaram: 53
  • Basavanagar: 52

These are where firms keep their offices, often older residential neighbourhoods, not where the biggest sites are. Many rows leave the area blank.

Contractors change numbers and move between sites, so call a sample of twenty rows from your segment before you plan a full campaign.

Who sells to Bangalore's contractors and builders

  • Cement and steel: cement from plants in north Karnataka and neighbouring states, and TMT bars from mills including Karnataka's own near Ballari. Our cement companies guide covers the makers and dealers.
  • Ready-mix concrete and M-sand: RMC plants ring the city, and manufactured sand is now widely used on Bangalore sites in place of river sand.
  • Blocks and walling: AAC blocks, solid concrete blocks and the adhesives that go with them.
  • Finishes: tiles, granite, sanitaryware and paint, often chosen by the builder or the owner's architect. See our guides to tiles makers and paint companies.
  • Electrical and plumbing distributors after project orders.
  • Rental firms: excavators, cranes, concrete pumps, formwork, scaffolding and props.
  • Services: soil testing, structural design, waterproofing, safety gear, equipment finance and contractor's all-risk insurance.

Calling contractors in Bangalore

  1. Pick your hour. Contractors spend the morning on site. Call between 1 and 2 pm or after 5 pm.
  2. Greet in Kannada, then follow their lead. Many contractors here also speak Tamil, Telugu, Hindi or English, and site supervisors often come from other states. For example: "Namaskara sir, this is Prakash from an RMC plant near Hoskote. We supply concrete with a pump to sites along Whitefield and Old Madras Road, usually the next morning. Do you have a pour coming up this month?"
  3. Talk rates and terms. Rate per cubic metre, bag or tonne, delivery time through city traffic, credit days and the GST invoice matter more than the brochure.
  4. Plan visits by direction. Traffic makes crossing the city slow, so keep the east, north and south for separate days.
  5. Ask who chooses the materials. On a labour-only job the owner or builder buys them; on a turnkey job the contractor does.
  6. Follow the rules. Check the DND rules before promotional calls or SMS. Our contractors list guide has more on selling to the trade.

Questions people ask

Which are the best construction companies in Bangalore?

There is no official ranking. Judge a developer by its RERA record and completed projects, and a contractor by a visit to a running site, two past clients and its GST registration. For the city's other industries, see our list of companies in Bangalore.

What does a design and build contractor do?

It handles both the design and the construction under one contract, so the owner deals with a single firm. For a supplier, that firm is the buyer of almost every material on the job.

How do I check a builder's RERA registration in Bangalore?

Search the Karnataka RERA site by project or promoter name, and ask the builder for the registration number if it is not on the brochure.

Do you have contractors in Hyderabad and Chennai too?

Yes. See our guides to construction companies in Hyderabad and construction companies in Chennai.
